WHO WE ARE
David Franklin, the Founder and CEO of George James Associates, has 40 years’ experience in creating beautiful, innovative and functional buildings. He has worked on hundreds of high-end residential and commercial projects in the UK, Europe and the Middle East, often with listed buildings and/or in conservation areas, which require specialist knowledge and sensitivity.
David’s focus is always the client’s desires and requirements, working with them as closely as they wish to create the building they want.
WHAT WE DO
We cover the roles of project management, architectural design and detailing, planning, and cost management in a demanding high-end residential market. We operate across the UK, Europe and the Middle East. Our detailed knowledge of these key areas, materials and construction processes ensures our projects are handled holistically.
A building’s services - mechanical, electrical, lighting, data, audio visual, and controls – are often the most challenging aspect; our profound understanding and extensive experience means that they can be integrated seamlessly into the fabric of the building.
Too often in the construction of high-end residential buildings, sustainability is a ‘nice-to-have’ bolt-on. As pioneers of building sustainability (geothermal, heating, cooling, controls, heat recovery and the built environment) and in the use of materials, technologies and techniques, we believe that integrating sustainability from concept will lead to a building that not only has lower environmental impact, but is significantly more energy efficient.
OUR APPROACH
From inception to maintenance, we tailor the project to suit the client’s circumstances and requirements.
Developing contracts and SPV (special purpose vehicles) structures is our hallmark, ensuring the project runs smoothly. We deal with all legal and statutory obligations, professional appointments, contractors, sub-contractors and warranties, in a clear and transparent format.
The accounting procedure is audited, and reporting is detailed and precise, allowing the client to make informed decisions throughout the process.
Our extensive experience, holistic approach and lateral thinking means that we bring fresh ideas and direction to projects, whether we are present from concept, or if we are appointed to rescue a floundering project.
THE FOUNDER
Founder and CEO David Franklin graduated from the Bartlett School of Architecture, UCL and has worked as a Project Director for more than 40 years. At the heart of his approach is attention to detail, and relationships: with clients, consultants, local authorities, sub-contractors and any others who contribute to the construction process. His experience ranges from small pieds-à-terre and townhouses through to large country estates and across continents.
